Energy class

All insulation designed and installed to an energy performance certificate of class A.

Structure and walls

The wall, layer by layer

From the inside out, one of our external walls is built like this:

  1. 25 cm Wienerberger Porotherm clay block

The mass of the wall. Clay stores heat and gives it back slowly, so rooms don’t cool all at once.

  2. 10 cm Expanded polystyrene (EPS)

The main thermal barrier. It sits outside, which keeps the masonry on the warm side.

  3. Natural stone or etalbond cladding

The hard outer skin. It takes the rain, sun and knocks so the wall doesn’t have to.

  4. High-quality external render

Where the façade isn’t clad, render protects the insulation from damp and sun.

Structure, walls and insulation

  • Reinforced-concrete frame designed and calculated to Eurocodes, with full anti-seismic capacity.

  • Architectural design to high standards.

  • External walls in 25 cm Wienerberger Porotherm clay block with 10 cm of expanded polystyrene (EPS) insulation outside.

  • Internal walls in 12 cm Wienerberger Porotherm clay block.

  • All insulation designed and installed to an energy performance certificate of class A.

  • Ceiling slab insulated with 10 cm of extruded polystyrene (XPS).

  • Hipped roof in Tondach ceramic tiles over a vapour-permeable membrane.

  • Balconies waterproofed with a 4 mm bitumen membrane.

  • Waterproofing under the ground-floor walls; two layers of 4 mm bitumen waterproofing in the foundations.

  • External cladding in natural stone, etalbond and high-quality render.

  1. Triple glazing: three panes with two cavities between them
  2. Low-emissivity (low-E) coating
  3. Anodised aluminium frame, Trocal 88 profile
  4. External sill fitted
Schematic vertical section, not to scale. Light passes through all three panes while the low-E coating turns heat back towards the room.

Windows and doors

Three panes, two cavities

Windows are where a well-insulated wall most easily loses heat. So we choose aluminium frames with triple glazing.

Windows and doors

  • High-efficiency Rolplast aluminium windows on the Trocal 88 profile, with triple glazing.

  • External door and window frames in anodised aluminium, with triple glass and a low-E coating.

  • Window and door opening systems meet the latest energy-efficiency requirements.

  • External sills fitted.

  • Velux roof window.

  • Armoured entrance door from a reputable maker, sized to the architectural plans.

Heating and energy

Warmth from the floor up

A gas condensing boiler feeds underfloor heating in every room. Solar collectors, air conditioning and a generator can be prepared for, so you can add them later.

Heating and energy

  • Gas supply with a high-efficiency Viessmann Vitodens 100-W condensing boiler with simple, intuitive controls.

  • Underfloor heating throughout the house (TIEMME BOX), with Φ16×2 oxygen-barrier pipe under every floor area.

  • Prepared for Viessmann Vitosol solar collectors on the roof for domestic hot water.

  • Full pipework for split air-conditioning units in every room or zone; the buyer pays for buying and fitting the units.

  • Prepared for an automatic standby generator that starts when mains power fails.

Smart, safe and connected

The cabling goes in before the furniture does

Network, sensors and security cabling are laid during construction, when it is easiest. Afterwards you only choose the devices.

Systems on the plan

Choose a system to see it on the plan.

Electrical and smart home

  • Electrical installation to the building’s electrical design.

  • Basic lamp holders in every indoor room for the acceptance inspection; Bticino Classia switches in white.

  • Presence-sensor lighting at the entrance and the open parking spaces.

  • White Bticino Classia sockets and switches, their number and position matched to the interior layout.

  • Ready to connect to any telecoms provider over high-speed fibre.

  • CAT6 structured cabling with points in every indoor room.

  • Provisions for a simple lighting automation system (COCKPIT Smart Automation); connecting it is the buyer’s responsibility.

  • Smart-home cabling for automation, music, alarm monitoring and CCTV.

  • Cabling for an alarm and CCTV throughout the house; a point for a future alarm siren at the entrance.

  • Prepared for a 22 kW EV charger with a 5 m cable and a Type 2 connector, IP54.

Water and grounds

A garden that waters itself

Where a home has its own garden, it is laid out to a landscape design, watered automatically and connected to the mains supply.

Water and grounds

  • Connection to the mains water supply.

  • A biological wastewater treatment station for each house; treated water is discharged to drain.

  • Automatic irrigation with a timer and moisture sensors.

  • Perimeter garden to a landscape design; the grounds are laid out to the attached plan.

  • Paved perimeter of 56.41 m² and decking (verandas) of 39.44 m².

  • Two open parking spaces.

  • Stepped open perimeter fence with a solid base up to 60 cm; a living hedge between the houses.

The stages of a building

From the first drawing to the keys

Every building we make passes through the same stages. Knowing them tells you exactly where a home stands when you come to see it.

The six stages

  1. 01

    Design and permit

The architecture, structure and installations are designed and the building permit is issued.

  2. 02

    Structure

The reinforced-concrete frame and walls are complete and inspected.

  3. 03

    Envelope

Roof, façade and windows close the building to the weather.

  4. 04

    Installations

Water, heating and electrics run through the building.

  5. 05

    Approval for use

The finished building is inspected and approved for living.

  6. 06

    Handover

You receive the keys, at the level agreed for your home.

Three ways a home can be handed over

Ready for fit-out
Walls plastered, floors screeded, installations brought to their connection points. You choose the floors, tiles, bathrooms and kitchen.
Turnkey
Floors, tiles, bathrooms, doors and lighting are in place. Bring your furniture and move in.
Fully furnished
Furniture, appliances and finishes are all in place, ready to live in from the first day.

Each project page states how its homes are handed over. For any other home, just ask us.
